Personal decor

Even though our homes offer, we believe, 'Value for Money', we will endeavour to give purchasers a personal choice for internal decorations, subject to the stage of construction. These choices include:

  • Stylish kitchen units
  • Wall tiling to kitchen/bathrooms/en suites
  • Kitchen floor tiling
  • Wall decoration from the Halbren range

In order to retain the overall architectural concept, as originally conceived, all external materials, features and colours are decided by our Company Architect.

Warranty

In addition to the experienced building supervision provided by Halbren the properties will be independently inspected by NHBC Building Control Inspectors. A 10-year NHBC Warranty Certificate will be issued upon completion.

Traditional construction

All houses will be constructed with traditional brick and block cavity wall construction. The ground floor will be screeded.

Landscaping

A comprehensive landscaping scheme of trees, bushes and fences are included. Decorative paving to front gardens which will complement the surrounds that already exist.

Parking areas

These areas will be block paved.

Television and telephone

Television outlet and a telephone connection will be provided to lounges and bedrooms. Purchasers must provide their own aerial and telephones.

Electrics

All sockets and switches will be by M.K. Low voltage downlighters to kitchen, bathrooms and en suites. Ample electric double sockets will be available. Houses will be pre-wired for an intruder alarm system. Shaver sockets will be provided to bathrooms and en suites.

Energy efficiency

Each house will have cavity and loft insulation, providing an energy efficient home.

Heating and hot water

All homes will be provided with an energy efficient gas condensing boiler and radiators. Control will be achieved by thermostatic valves to radiators as designed. A pressurised system for heating hot water is provided ensuring continuous fast flow of hot water. White ladder towel rails will be fitted to the en suites.

Windows

UPVC window frames ensure low maintenance and a 10-year guarantee. All windows and patio doors will be double glazed to provide superior heat and noise insulation. All front doors will be lead light glazed steel doors with high security locking mechanism.

Kitchens

A comprehensive choice of luxury kitchen designs, with under pelmet lighting, together with Bosch stainless steel appliances, including double oven, hob, extractor hood, integrated dishwasher and integrated fridge freezer. A space will be provided for a purchaser’s own washer/dryer.

Fitted wardrobes

Built in wardrobes to master bedroom.

Sanitaryware

A white contemporary suite will be provided. Hansgrohe chrome shower controls and mixer taps will be fitted. Shower screens will be chrome with clear glass.

Wall tiling

A choice of wall tiles will be provided above all kitchen worktops up to the under side of wall units. Half height to bathrooms and en suites including full height tiling to shower enclosures.

Coving

Plain coving to lounge, hall, bedrooms, and kitchen.

Flooring

A choice of ceramic tiled floor is provided to the kitchen/breakfast room and cloakroom.

Outside tap

An external water tap will be provided.

Ironmongery

Contemporary chrome furniture.

Tenure

All homes will be sold Freehold.
